Introducing our Worry-Free Guarantee Program! In an ideal world, we at RedBird Realty Solutions would prefer that all of our Residents would stay forever and never move out. However, we know that everyone has different goals and sometimes needs change. Some Residents want to rent forever, while others desire to own their own homes someday. Every so often we have Residents that don’t want to renew their lease with us because they plan on purchasing their own home. This program is set up to work with those residents who dream of one day owning their own homes.

Here is the RedBird Realty Solutions Worry-Free Guarantee:

Any Resident who has time on their lease left, will not be penalized for breaking their lease, in order to purchase a home!

Here are the details:

  • A Resident must have completed their first lease and have stayed in their current home for a minimum of eighteen consecutive months.
  • A Resident must notify the property manager as soon as they intend to start shopping for a new home. If possible, the Resident should notify the property manager 30 days in advance of purchasing a home. A good rule of thumb is that if you are talking to a realtor, you should be talking with your property manager.
  • Once a Resident signs a purchase agreement to buy a new home of their own (that they intend to occupy) they need to provide proof of their purchase agreement, along with a written notice, to the property manager.
  • The lease will stay in effect for a minimum of 30 days and no longer than 45 days from the date of the written notice to the property manager.
  • If the sale takes longer than 45 days to close, and RedBird Realty Solutions can accommodate you, we will. However, if there is a new tenant lined up to move in, you will need to vacate the property by the end of the 45-day window (from the date of a written notice given to the property manager)
  • All other terms of your lease will remain in effect, including but not limited to:
    • Your security deposit will be returned minus any damage done to the unit.
    • You will be responsible for maintaining the house up until the last day of your lease.
    • Utilities must remain on and in your name until the last day of your lease.
    • Your rent in the final month is not prorated. If you move out on the 15th, there is no refund.
