We found this property through a local wholesaler who had initially agreed to sell this property to another local investor. However, that investor was taking to long and ultimately decided against purchasing this property. This gave us the opportunity to come in with a partner and close on the property within one week of signing the purchase contract! I believe we paid $45,000.00 for it, with a potential ARV of $120,000.00!
